This Privacy Policy explains how Fega Development LLC, a Florida limited liability company that operates LandMatch USA ("LandMatch", "we", "us"), collects, uses, shares and protects personal information when you use landmatchusa.com and its related tools (the "Service"). It should be read with our Terms of Service.

1. Information we collect

Information you give us

• Account details: name, email address, phone number, company (optional) and password. Passwords are handled by our authentication provider and stored only in hashed form.
• Profile information: buyer type, bio, logo or photo, cover image, markets, self-reported stats, and any website, social links or public phone you choose to add.
• Buy boxes: target areas and map zones, acreage, price range, lots wanted, utilities, zoning and notes.
• Deals and documents: property details (such as address, county, APN, acreage, map pin, utilities, photos and notes), deal terms, offers and counter-offers, proof-of-contract files, generated assignment documents and your electronic signatures (typed name or drawn image, consent, time, IP address and browser/user agent, kept as an audit trail).
• Messages you send through the Service, and emails you forward to your Radar inbox address.
• Affiliate information: referral code, payout email and referral records.
• Communications consent: your email and SMS preferences and the date you gave SMS consent.
• Support: anything you send us when you contact us.

Information collected automatically

• Usage and device data: pages viewed, links clicked, referring site, approximate location derived from IP address, browser and device type, through Google Analytics 4.
• Log data: IP address, timestamps and error logs from our hosting and database providers, used for security and troubleshooting.
• Cookies and local storage: see section 6.

Payment information. Subscriptions are paid through PayPal. PayPal collects your card or bank details; we never receive or store your full card or bank account numbers. PayPal shares with us the subscription ID, plan, status, payer email, and the amount and date of each payment.

2. How we use information

• To create and run your account, show approved public buy boxes and profiles on the map, and match deals with buy boxes.
• To deliver messages, deal threads, documents and notifications between users.
• To process subscriptions, free trials, plan limits and affiliate commissions.
• To send account, security, billing and alert emails and, with your consent, text messages.
• To review listings, verify submitted documents, prevent spam and fraud, and enforce our Terms.
• To understand how the Service is used and improve it.
• To comply with legal obligations and respond to lawful requests.

We do not use your information for automated decisions that have legal or similarly significant effects on you.

3. What other users and the public can see

Once approved, buy boxes you mark public and your public profile (name or company, buyer type, logo, markets, buy box areas and requirements, self-reported stats, bio, and any website, social links or public phone you add) are visible to anyone and may be indexed by search engines. Your login email, private phone number, SMS settings and notification preferences are not shown publicly. Deal details and messages are visible only to the users in that deal or conversation and to LandMatch reviewers. Proof-of-contract files are private: only the wholesaler who uploaded them and LandMatch reviewers can open them.

4. Service providers we share with

We share information with providers that process it on our behalf to run the Service, under their own security and privacy commitments:

• Supabase (database, file storage and login)
• Netlify (website hosting and server functions)
• PayPal (subscription payments)
• Resend (sending account and alert emails, and receiving emails forwarded to Radar)
• Google Analytics (website analytics)
• Map and geocoding providers such as OpenStreetMap tiles, Geoapify and Nominatim (to show maps and turn places into map locations)
• RentCast (land listing data used for Radar matches; we send search areas, not your contact details)
• Twilio (text messages, only if SMS alerts are turned on)

We may also disclose information if required by law or legal process, to protect the rights, property or safety of LandMatch, our users or others, or as part of a merger, sale or transfer of our business, in which case this Policy will continue to apply to the information transferred.

We do not sell your personal information and do not share it for cross-context behavioral advertising. Phone numbers and SMS consent are never shared with third parties for their own marketing.

5. Email and SMS

We send emails about your account, security, billing, deals, replies, chat messages and alerts you choose. If you opt in to SMS, we send texts for the same purposes. Message frequency varies; message and data rates may apply. Reply STOP to any text to opt out or HELP for help. You can turn alerts on or off in My account → Notifications or use the unsubscribe link in our emails. We may still send essential account, security and billing messages.

6. Cookies and similar technologies

We use a small number of cookies and browser storage items:

• Essential: keeping you logged in (stored in your browser's local storage by our login provider) and remembering basic settings.
• Affiliate referral: if you arrive through a referral link, we store the referral code in your browser for up to 60 days so the affiliate can be credited.
• Analytics: Google Analytics sets cookies (such as _ga) to count visits and understand how the site is used. You can opt out with the Google Analytics opt-out browser add-on or by blocking cookies in your browser.
• PayPal may set its own cookies when you use the PayPal checkout buttons.

You can block or delete cookies in your browser settings; some features, such as staying logged in, may not work without them. We do not currently respond to "Do Not Track" signals.

7. Data retention

We keep your information while your account is active and as needed to provide the Service. When you delete your account we delete or anonymize your personal information within a reasonable time, except where we must keep it to comply with law, resolve disputes, prevent fraud or enforce our agreements (for example, payment records, signed deal documents and signature audit trails, and records of messages sent to other users). Backups are overwritten on a rolling basis.

8. Your choices and rights

• Access and correction: you can view and edit most of your information in My account and on your profile.
• Hide listings: you can make buy boxes private or remove them at any time.
• Deletion: to delete your account and personal information, email hello@landmatchusa.com from the email address on your account with the subject "Delete my account". We will confirm your request and complete it within 30 days, subject to section 7. Please cancel any PayPal subscription first.
• Other requests: depending on where you live, you may have rights to know what personal information we hold, get a copy, correct it, delete it or opt out of certain uses. Contact us at hello@landmatchusa.com and we will respond as required by applicable law. We will not discriminate against you for exercising your rights.

9. Security

We use reasonable technical and organizational safeguards, including encrypted connections (HTTPS), access controls and row-level security in our database, and private, access-controlled storage for proof-of-contract files and signed documents. No method of transmission or storage is completely secure, so we cannot guarantee absolute security. Keep your password safe and tell us right away if you suspect unauthorized use of your account.

10. Children

The Service is for adults involved in real estate. It is not directed to anyone under 18, and we do not knowingly collect information from children. If you believe a child has given us information, contact us and we will delete it.

11. Location of processing

LandMatch is based in the United States and is intended for use in the United States. Your information is stored and processed in the United States and in other countries where our service providers operate.

12. Changes to this Policy

We may update this Policy from time to time. We will post the new version here with a new "Last updated" date and, for material changes, notify account holders by email or on the Service.
